In simple terms, roof flashing is a critical part of modern day roofing system which installed to ensure any water that gets on your roof is channeled away to prevent any damage to your roofing either from ice dams or water. The roof flashing is used in sealing the roof edge to the house in other to prevent those tiny nooks, and crannies water may pass through.
If you're considering fitting a roof flashing, there are a few areas to be considered in other to get full value for your money. The three major areas are:
- the roof penetrations,
- drip edge, and
- Valley flashing as addressed below;
Drip edge is always the first part to be installed when fitting a roof flashing. Its installation occurs from the moment your old roof is taken off, or any rooted sheathing is undergoing repairs.
Drip edge is fitted around the perimeter area of the newly installed roof which gives an added level of waterproofing.
Drip edge also helps in deflecting water into troughs instead of the water flowing under the troughs or the fascia which can be destructive or lead to the eventual damage of the fascia board. Whether or not the roof installers do an excellent job, after a while, little wriggles caused by harsh temperature will be noticed on the roof.
Unstable weather conditions can cause gaps between the fascia board and the roof deck which gives more room for ice or water to pile around and causes damages. The drip edge can help prevent this occurrence by covering the gap areas in affected portions. Drip edges also serve as an additional layer of support to the roof.
It is important to ensure that the drip edge is uniquely rugged to withstand any weather and also corrosion enough in order to enjoy the best performance from your roof flashing. This makes it ideal to have the whole roof flashing inspected before work get started on the rest of the roofing. If there is need to replace any roof flashing, it is better to know in time, rather than in the thick of the project.
The second important step when fitting roof flashing in your home is the valley flashing. Evidently, the valley portion of your roof will deal with more water than any other portion aside from the roof surface itself. We have two types of valleys which are open valleys and closed valleys. The major difference is that shingles cover the valley at the aptly named closed valley whereas there are none in the aptly called open valley, making open valleys have gaps. Open valley makes it easier to work on roof flashing than closed.
Valley flashing also come in two types, namely metal, and underlay. Either of the two options can deliver adequate protection, even though using both is best for adequate protection.
Lastly, we have the roof penetration which needs to be dealt with if roof flashing is to be done properly. What this basically means is that at every point where something connects to the house, there is need to have proper flashing on the place.
We understand that no one wants to spend on a new roof, but in some cases, there's just no other choice. In case you want to change or renovate your roofing system, remember to ask about roof flashing as it will make your roofing more durable and your property more valuable.
